Nestled in lovely North Mesa and surrounded by LDS (Mormon) churches and sprawling million dollar estates, Four Peaks is arguably one of the best fourplex communities in the Phoenix Metro. A quintessential American neighborhood where crime is low, schools are good, and neighbors are friendly.

The fourplex itself was in pretty good shape. The exterior had been painted recently and the HOA was fairly proactive. The interiors though, definitely need a makeover - new carpets, laminate floors, 2-tone paint, and a kitchen upgrade.

Having financed it as residential owner-occupied, I moved into one of the units and lived the experience of an onsite manager/landlord. From mid-night texts about late payments to early morning knocks about leaky toilets, it certainly was way more than I had asked for. But the thrill of meeting and getting to know people from different walks of life - first as tenants, and then often, as friends gave me glimpse of American life that I otherwise wouldn’t have had.

Those trays full of Thanksgiving turkey, fried chicken, and cookies that neighbors (tenants) would often drop by certainly made owning and living at this property a very personal experience.
