An attractive unit-mix, out-of-state owners, deferred maintenance, and an up-and-coming central neighborhood. This 9-unit property on Morten and 21st Ave checked almost every box we had come to expect from value-add opportunities.

​The complex was low density and very well laid out with spacious yards for most units. However, the roof and interiors needed substantial work and the tenant profile too wasn't the most desirable.

Using a strategy similar to what we used at 12th St, we gave the exterior a completely new look and then worked on the interiors as tenants were turned.

While the scale and scope of this project were greater than any we had taken on so far, seeing it all come together was particularly fulfilling.

A package of 2 side-by-side fourplexes in up-and- coming Central Phoenix just south of Phoenix Children's Hospital. The units have a great 2bed/1ba layout with a large backyard and a nice spacious courtyard.

The look was a little jaded and dated but most of the remodel was fairly cosmetic.

A nice exciting project in a great, hip location.

Once Phoenix's best kept secret, South Phoenix has rightfully claimed its spot as one of the most sought-after areas in the city thanks for its proximity to downtown, newer homes and short drive to the beautiful South Mountains.

As newer communities have developed, so have recreation, entertainment and culinary options making South Phoenix a great community for all.

Give the lack of adequate and well-managed multi-family properties in this part of town, this 16-unit assembly has become an attractive destination for tenants working in the area especially the airport or going to school at South Mountain Community College.

Quite an extensive rehab project compared to some of our previous work but we are excited by the challenge and look forward to improving an upgrading a property that had turned into an eye sore due to poor management and maintenance.
