They say one never forgets one's first love or, one’s first tentative foray into rental real-estate. Especially,  if one is an almost FOB immigrant with no experience ever of being a landlord, or even a home-owner.

 

But, hey, fortune favors the brave or at least, the foolhardy.

 

From learning the ropes of the trade to making fabulous new friends all while calling a great investment home. Owning, managing, and living at Four Peaks was truly an enriching experience.

And, call it beginners’ luck or just fishing in a barrel, Phoenix multifamily took a decisive upward turn around the time of my first investment paving the way to an exciting journey that still continues.

My second fourplex in Mesa and definitely a leap of faith since I was living out of state at that time and was already dealing with problem tenants at the Mckellips fourplex.

Further, this one was in a relatively worse part of town, had substantial deferred maintenance, and a much poorer tenant profile. It was going to be a project, for sure!

However, it was also a blank canvas with tons of potential to add value quickly. A lot of low hanging fruit and with Phoenix’s multifamily market on a tear, it seemed like a worthwhile risk

Overall, a fun project with more than its share of stress but a great experience nevertheless, and hey, all's well that ends well.

The Square!! A notorious part of town I had turned down in the past but was compelled to take a second look with the market heating fast.

On my visit in 2014 though, the neighborhood seemed to have taken a turn for the better but you really had to look carefully to notice. Also, the fourplex had one of the best layouts I had come across -  spacious 2bed/2bath, a generous balcony/patio and a storage closet.

It definitely wasn’t rocket science and with some experience dealing with such fourplexes, we felt reasonably confident of being to able to turn this one around and, with some help from a tightening multi-family market, even make a decent return.

Sold, we did. But, the market has continued to rally since and we definitely left a good amount of dough on the table by selling too early. Oh well!

Oh boy! If any place in Phoenix metro deserves to be called ghetto; this would be it.

Within 10 minutes of ASU with new student driven development sprouting all around, this property was smack in the middle on one of the hottest sub-markets in the city. Hoping that the surrounding development would eventually catch-up with this sorely overlooked street, we decided to take the plunge and man! were we disappointed!
Luckily, our timing couldn’t have been better at both ends of the transaction. We were able to buy this place at a considerable discount given the neighborhood and as the market grew stronger, our property appreciated faster. Also, with light-rail ridership rising, properties close to the rail, like ours, witnessed really strong demand.
Definitely, an unexpected happy ending.

​It wasn't really love at first sight, but almost. The beautiful Phoenix sunset looked especially lovely against the Northern Preserve and this small apartment complex oozed a comforting, quaint vibe. A quiet little sanctuary in the midst of the bustling, sprawling Valley of the Sun.

 

The property itself looked well-built though a little dated. And, we totally loved the north-central location, town-home style layouts, and decent-sized backyards.

But why had it been on the market for so long? Almost 6 months - in a really hot multifamily market. Would looks be deceptive or had we just stumbled upon an overlooked gem?

Gem, definitely! And working on this property, that I called home for while, turned out to be an extremely fun and satisfying experience.

This historical rambler sits on a beautiful large corner lot in the super-hip Woodlea-Melrose Historical District, a neighborhood consistently rated as one of the most desirable in Phoenix including in Phoenix New Times' December 2016 feature.


The house was owned by an elderly gentleman and had been lying vacant for several years with fitful rehab efforts made in the past. The A.C. and electric meter had been vandalized and none of the bathroom fittings were in place.

 

However, given other commitment and lack of expertise rehabbing single family homes, we decided to pass on this opportunity to someone better skilled at these types of projects.

Our first investment outside AZ, this fourplex offered everything we were looking for - a city with a strong, diverse, economy and growing population. Spacious 2bedrooms with great town-home style layouts and an attractive per unit and per sq. ft price.

To add to our luck, we also stumbled upon a great property management team in All County Property Management. Glad we found you, guys!

Given the fourplex's location, the turnaround proved more challenging that we imagined but thanks to Kim and her team's incredible hard-work, the fourplex was stabilized at rents higher than our initial estimates.

Looking forward to being back in Texas soon.
